At the time we list your property for sale on the REALTOR MLS you pay a $495 upfront non-refundable Listing Management Fee and agree to pay a sales commission between 3.5% and 4.5% of the final sales price only at a successful closing. The sales commission you pay will be determined based upon an "in person" property evaluation conducted by Choice Realty, the estimated sales price range of your property, whether you are purchasing another home, and the complexity level of the sale. NOTE: The $495 management fee can be paid at closing when you list at 4.5%
WE ALSO OFFER SELLERS A FOR SALE BY OWNER "LIMITED SERVICE" MLS LISTING OPTION. YOU PAY ONLY 2.5% PLUS $2000 AND IS AVAILABLE FOR THOSE SELF-DIRECTED SELLERS WHO REQUIRE MINIMAL BROKER ASSISTANCE. $1000 IS PAID TO CHOICE REALTY AT THE TIME YOU LIST YOUR PROPERTY FOR SALE ON THE REALTOR MLS AND IS NON REFUNDABLE. 2.5% OF THE SALES PRICE PLUS $1000 IS THEN PAID ONLY AT A SUCCESSFUL CLOSING.

We would never subject our clients to a “dual agency” situation. Choice Realty will always be your “exclusive" agent whom you can totally rely on and trust. We always protect your very best interest and strive to get you the most money possible from the sale of your real estate.
Choice Realty would NEVER ask our seller/buyer clients to sign and agree to a Dual Agency Agreement which legally would limit our level of service to you.
Today many real estate companies will have you sign and agree to a Dual Agency Agreement at the time you sign their company's listing contract. Signing a Dual Agency Agreement is certainly NOT in your best interest. We NEVER would have our seller or homebuyer clients sign a Dual Ageny Agreement which would limit legally our level of professional service to you.
Choice Realty would NEVER charge our seller/buyer clients an extra added broker administration fee. You need to be aware that many Realtors today will charge their sellers and also their home buyer clients a separate broker administration fee at closing in addition to the large sales commission they also collect. This extra “add on” fee can range anywhere between $350 and $600.
Choice Realty would NEVER have our seller/buyer clients sign and agree
to Arbitration.
Many Realtors today will have you sign a binding arbitration agreement at the time you sign the purchase agreement to sell or buy property. Arbitration is NOT in your best interest but rather in the best interest of the large corporate real estate broker. Choice Realty would never permit our seller or homebuyer clients to limit their important legal rights and options by agreeing to binding arbitration at the time the listing contract is signed.
